Vinyl Plank Flooring Cost Calculator

A 400 sq ft great room runs about $2,400 installed in 5 mm click plank and $4,040 in 6 mm stone-core with an attached pad. The labor is nearly the same on both. The difference sits in the board, the prep and the two lines the cheaper bid simply left off.

Quick answer: Vinyl plank costs $3 to $13 per square foot installed in 2026. Most homes land in the $4.50 to $6.50 band, which buys a 5 to 6 mm click plank with a 12 to 20 mil wear layer. Material alone is $1.50 to $7.00 per sq ft. The Vinyl Flooring Calculator converts your room dimensions into planks, cartons and a material estimate.

Installed cost per square foot, by product

Core thickness and wear layer set the price, not the printed pattern. A 12 mil wear layer is a bedroom floor; 20 mil belongs in a kitchen and hallway.

Those are national bands for 2026. Crews in the Northeast, coastal California and the Seattle metro price 20 to 40 percent above the Midwest. A job under 300 sq ft carries a $400 to $700 minimum, which is why a small bathroom quotes at $9 per sq ft and the same plank at $5 in a 900 sq ft basement.

The carton math behind the quote

Cartons cover 22 to 30 sq ft depending on plank size, and that number is printed on the end of the box. A 7 in by 48 in plank is 2.33 sq ft, so a carton of ten covers 23.3. Straight-lay work wastes about 10 percent, mostly on the rip cut at the last row.

Cartons = (room sq ft x 1.10) / carton coverage Attic stock = 1 extra carton per 500 sq ft Underlayment = room sq ft (skip when the pad is attached) Transitions = number of doorways Worked example, 20 ft x 20 ft room, 6 mm plank at 26.8 sq ft per carton: 400 x 1.10 = 440 sq ft 440 / 26.8 = 16.4 -> order 17 cartons 17 x 26.8 = 455.6 sq ft on hand, 55 sq ft of drops Same room in 9 in x 60 in planks at 30 sq ft per carton: 440 / 30 = 14.7 -> order 15 cartons

Waste climbs to 15 percent when the room has more than four corners or the planks run diagonally. Keep one box sealed for the attic. A board damaged in year three cannot be matched from a store shelf.

Five lines that move a bid more than the plank

Removal and haul-away of old carpet or tile runs $0.50 to $1.50 per sq ft, and staples or thinset add labor. Floor prep is the wild card: self-leveler runs $1 to $3 per sq ft, and a 20 by 20 room at 1/8 in averages $300 to $600. Transitions price at $45 to $120 each, stair treads at $30 to $60 a step, and pulling and resetting a toilet in a powder room adds $75 to $150.

Moisture testing is the line no one advertises. An in-situ relative humidity test runs $150 to $400 and takes 72 hours. Skipping it is how a new floor cups at the seams in the first heating season.

Two bids for the same 400 sq ft

Neither bid is a scam. One is a narrower scope.

Transitions$90, two at $45$190, two at $95

The gap is $1,640. Only $640 of it is the board. The rest is prep, disposal and better trim, and those are the parts that decide whether the floor still looks right in year eight.

What the calculator cannot see

Flatness comes first. Every major manufacturer specs the substrate within 3/16 in over 10 ft, and a floating floor laid over a hump will rock, click and eventually break a locking tab.

On a wood subfloor, check deflection. A floor that moves under a heel needs joist work, not a thicker plank, and the Floor Joist Calculator shows whether the span holds L/360. Over concrete, add a 6 mil poly barrier with lapped, taped seams.

Then the boring part. Planks acclimate 48 hours, cartons stacked flat, and the install leaves a 1/4 in gap at every wall that baseboard covers. Skip it and the floor tents at a doorway in July.

What to buy

For a 400 sq ft main floor over a sound subfloor, buy a 6 mm stone-core click plank with a 20 mil wear layer and an attached pad, and budget $2,700 to $3,200 installed with removal. That is where the floor stops feeling hollow underfoot at half the price of engineered hardwood. The trade-off is height: an attached pad plus 6 mm of core lifts the finished floor about 1/4 in, and every door in the run needs an undercut at $25 to $50 each.

In a basement or a slab-on-grade sunroom, drop to a 5 mm glue-down over a tested slab and put the savings into moisture mitigation. For bedrooms, price carpet first with the Carpet Calculator; a 12 by 12 in 40 oz nylon often beats vinyl once the transition strips and door undercuts are counted.
