How Many BTUs Do I Need? A Room-by-Room HVAC Sizing Guide
Buying an air conditioner or heater that is too small leaves you uncomfortable. Buying one that is too large wastes money upfront, increases your electric bill, and can create humidity problems. What is a BTU?
BTU stands for British Thermal Unit. One BTU is the amount of energy needed to raise the temperature of one pound of water by one degree Fahrenheit. In HVAC terms, BTU/hr measures how much heat an air conditioner can remove from a room (cooling) or how much heat a furnace can add (heating) in one hour.
The room-by-room calculation method
For accurate sizing, calculate each room separately and sum the results for whole-house systems. Follow these steps:
- Measure the room's length and width in feet, and ceiling height
- Calculate base BTUs: multiply square footage by 20-25 for cooling, or 30-40 for heating
- Apply adjustment factors for insulation, sun exposure, climate, and occupancy
- Add BTUs for heat-generating appliances (kitchens, laundry rooms)

Example: Sizing a living room
A 20x15 living room with 8-foot ceilings, good insulation, normal sun exposure, and seating for 4 people:
- Area: 300 sq ft
- Base cooling BTU: 300 x 25 = 7,500 BTU
- Adjustment for 4 people (2 extra): +1,200 BTU
- Total cooling need: ~8,700 BTU
Why oversized units are a problem
An oversized air conditioner cools the room too quickly, then shuts off before running long enough to dehumidify the air. This "short cycling" leads to:
- Cold, clammy feeling because humidity stays high
- Higher energy bills from frequent startup cycles
- Increased wear and tear on the compressor
